Growing up I remember when family and friends visited us, directions to the 30A area were simple. Leaving Niceville and heading South, cross the Mid-Bay Bridge, at the stoplight take a left, and three stop lights later, take a right.
Boom, 30A. Now?
“Just Google it.”
The Emerald Coast area, and especially Okaloosa Island have changed dramatically in the last 20 or so years. I have called this beautiful stretch home. The Commons didn’t exist, Destin Beaches had plenty of space in the Summer, and 30A was mostly woodlands and seemed just too far from anything.
Nowadays, 30A stickers have invaded the Southeast and the secret beauty of the area is out. It is normal to meet people from every state in the country. I’ve even met and made friends from north of the border in Canada.
With the fast growth of the area, 30A has been able to quietly grow. This has allowed each of its 6 or so individual towns to grow and mature at their own pace. I also would argue that the 30A area was able to most significantly learn from the mistakes of the previous neighboring cities. Most recognizable and popular towns would include Gulfplace, Blue Mountain Beach, Grayton Beach, Seaside, Kaiya, Alys Beach and Rosemary. Each town falls under the national range of luxury, but each has their own flair, character, and voice.
Today we will analyze each of them from West to East and discover a brief History and why their residents enjoy calling them home.

Gulfplace (and Dune Allen Beach)
Entering into the western part of 30a, you first encounter the natural beauty of Gulfplace. Any locals watching may be mad I say this, but some of the best beaches in the area are here.
The western edge of Gulfplace and 30A features Topsail Hill State Park. A 3.2 mile sprawling nature preserve that features a glimpse back into what this area looked like 100 years ago. This area compared to the rest of 30A, is less populated and developed.
The design of the area is also more varied. You can find coastal retreats, older, affordable condos, and a luxury modern mid-rise condo all within a short walk of each other.
With the rapid growth in the area, Dune Allen and Gulf Place have been used strategically to protect the natural beauty in the area and the coastal dunes lakes. The lessons learned about this area (Destin, PCB, Miramar Beach) have protected the development of the west side and created vignettes of the past and today you can still get a vision for what this area look like 50 years ago.
There are 5 major Coastal Dune lakes in the area, and they are not only unique to the area, but to the world. Dune lakes can only be found in Madagascar, Australia, New Zealand, Oregon, and here in Walton County.
A favorite place on the west side to Wine, Dine, and Shop can be found in the Gulfplace Hub.
Top Spots for Food & Drinks
Blue Mountain Beach
The story goes that Blue Mountain Beach gained its nickname from Pirates that frequented the area back in the 1800’s. When they were sailing past and noticed what appeared to be blue mountains along the coastline. What they were looking at was the tallest dunes on the Emerald Coast, covered in Blue Lupine Flowers.
This was also before contact lenses, so we will just take their word for it.
Homes in this area are mysterious and hidden. Neighborhood roads are quiet, windy and slow. If you are wanting a sleepy, secluded retreat with quiet beach accesses within arms reach, Blue Mountain Beach is your spot.
Grayton Beach
Grayton Beach, Florida, offers a plethora of activities for visitors and locals alike. From unwinding on the picturesque beaches to exploring the wonders of Grayton Beach State Park, there is no shortage of things to do in this charming neighborhood. Adventure seekers can embark on paddleboarding or kayaking trips on Western Lake, while food enthusiasts can savor delectable seafood at local dining spots. Art lovers will appreciate the vibrant artist community that thrives in Grayton Beach, adding a creative touch to the area.
Personally I spend a good bit of time here. The restaurants and cafe's in this area offer colorful food options and a relaxing laid back lifestyle. Oftentimes you can rub shoulders with "power-players" in the South East without knowing it because everyone is dressed in button downs shorts and flip flops.
